OKOTOKS - A developer has been granted approval by Foothills County to continue planning a residential development near Heritage Pointe.
The Heritage Crossing Area Structure Plan was presented to council last month after a public hearing. The plan would provide a guideline for the development of Heritage Crossing, a proposed subdivision on the south side of Dunbow Road between Highway 2 and Highway 2A.
“This central district is where the growth is happening," said Div. 6 Coun. Don Waldorf.
The proposal includes a mix of single and multi-family homes as well as single-storey seniors villas on a site between Second Street and Eighth Street along Dunbow Road.
"The demographics of Heritage Pointe are changing," Waldorf said. "A lot of folks are are looking to downsize."
At just over 39 acres, a maximum of 163 residential units are planned, with an estimated population of 440 residents.
Although not formally adopted by council, the proposal was given first reading on May 31.
The County attached a number of conditions to the application before it can proceed further.
“This is standard with all applications, is that they've now got to come back to council with these conditions met,” Waldorf said.
Once the conditions are met, the County will consider further readings of the plan, and eventually subdivision approval.
“There’s two key areas that we’re most concerned with,” he said, listing utility and stormwater servicing, and plans to upgrade Dunbow Road.
“We're hearing more and more, everywhere, Dunbow Road upgrades prior to proceeding.”
A functional planning study, intended to help develop a long-term traffic management plan for Dunbow Road, was commissioned by Foothills County and received in early 2022.
The County is awaiting more detailed information from a consultant about how upgrades to Dunbow Road could look.
