Proposed Creekside development in Didsbury could house 583 residents

DIDSBURY - Council has given first reading to the new Creekside area structure plan bylaw, which if approved would govern future development in the proposed northeast neighbourhood.

The move came during the recent regularly scheduled meeting, held in person and on YouTube.

The proposed development covers approximately 127 acres of land east of the railway and Rge. Rd. 20 (also known as 23rd Street) and immediately south of Mountain View County.

Associated Engineering, on behalf of the landowner, has prepared the proposed ASP to act as a framework to guide future subdivision and development of the land, including residential, industrial and public open space growth and development. 

The plan area would host up to 233 new residential lots, 15 new industrial lots, and more than 17 hectares of municipal and environmental reserve space including the Rosebud River.

The ASP summarizes the distribution of proposed land uses in the development, including 15 acres of residential, 10 acre of industrial, 13 acres of municipal reserve, 1.75 acres storm pond/utility parcel, and 7.34 acres of road right-of-ways. 

The projected population of the new development would be 583 persons.

The plan outlines two primary access points at the south end of the community, with primary residential through the extension of Valarosa Drive at the south portion of the plan area, and industrial access from 19th Street.

The proposed ASP will now be circulated to all relevant external agencies adjacent landowners for review, providing an opportunity for the agencies and landowners to submit comments and questions relating to the proposed plan.

An open house for the ASP is scheduled for 6 p.m. on Nov. 16 in council chambers, with members of the project team and town administration in attendance. 

The public hearing for the proposed ASP is scheduled for Dec. 13, also in council chambers.
