Town approves two new subdivisions

The Town of Penhold continues its enviable growth. During the Jan. 13 council meeting, two new subdivisions were approved overwhelmingly. They included 23 large single-family lots and the Palisades, which will comprise 51 residential lots.

During the Jan. 13 council meeting, two new subdivisions were approved overwhelmingly. They included 23 large single-family lots and the Palisades, which will comprise 51 residential lots. The 51 lots are zoned R3 which is suitable for multi-family dwellings such as triplexes and fourplexes.

The Palisades will be located north of Lucina Street. and west of Waskasoo Avenue. The 23 lots are south of Hawkridge Boulevard and east of the north end of Heritage Drive.

Council also discussed street names in the Palisades, with a continuation of Robinson to be used instead of naming the main access Palisades Road.

Mayor Dennis Cooper described the area plan for the Palisades as ìnot attractiveî, while realizing that appropriate standards were maintained. He questioned if the skinny lots were designed according to government regulations, which was stated by Ron Henschel, Unique Elevations representative, who was present during the deliberations.

ìIn fact, the lots provide good size backyards for homeowners that will be able to accommodate trees and shrubs as well as lawns,î said Henschel. ìTwo cars should be able to fit in the back alley.î

Council also questioned the bulb end of the new Hutton Place as it may relate to traffic flow through the subdivision. Discussion was held over the use of a removable access gate and natural growth on the small parcel of land at the end of the key.

Rick Binnendyk, Penhold's chief administrative officer, noted the approval of the new lots will not affect the 2014 budget, as the cut-off was Dec. 31, 2013 for new assessments.

He said a supplemental tax assessment can be done throughout the year but added Penhold council has not been in the practice of doing so.
