Commission approves shop permit

The Mountain View County municipal planning commission has approved a development permit for the expansion of a carpentry shop in the Netook district east of Olds.

The move came during the commission’s recent regularly scheduled meeting in council chambers.

The property involved is located about one kilometre north of Highway 27 on the east side of Rge. Rd. 13.

“The existing carpentry business creates various wood products including sheds, cabinetry, bale shelters, and various small portable structures,” administration said in a briefing note to the commission.

“The applicant has requested a change of use for the existing shop to provide a commercial space for the manufacturing of the products.

“The subject property’s developed yard site is adjacent to a hard surfaced road to the west. It is perceived a setback relaxation will not impact the enjoyment of adjacent properties.”

The approval comes with a number of conditions, including that any future expansion, work area or additional employees would require a new permit, and that any outside storage related to the business shall be “orderly, neat, tidy and located within the area indicated on the application only.”

Meanwhile, the commission approved two subdivision applications during its recent meeting.

One application is to create one 7.03-acre subdivision in the Westerdale rural community about two kilometres west of the Town of Olds along Rge. Rd. 21 to the east.

“The purpose of this subdivision is to increase in size the existing parcel. The applicant is proposing to subdivide one 7.03-acre parcel to be consolidated with Plan 0714301, Block 1, Lot 1 to become one parcel consisting of 12.06 acres in size,” administration said.

“This area has some shelterbelts, a shop and several granaries and an area currently used as farmland. Also in the southwest corner there is a discontinued fuel gas pipeline and two discontinued sour natural gas pipelines.”

The second approved subdivision is to create one 5.11-acre farmstead parcel within NE 16-29-4-5 in the Water Valley-Winchell Lake rural community in Division 2.

It creates the first parcel out from a previously un-subdivided quarter section.

“The proposal consists of two dwellings, a park model/cabin, two Sea-cans, accessory buildings, and a corral with pasture area for horse,” administration said.

“The proposed subdivision is fenced off from the remainder of the quarter and is serviced by means of water well and a private septic system. Access to the proposal is via an approach off Rge. Rd. 42, a gravel dead-end road that is acceptable by operations service department for this application.”

The municipal planning commission is made up of county councillors and appointed members of the public.
