Commission approves subdivision in Wessex

The Mountain View County municipal planning commission (MPC) has approved a subdivision application for a property in the Wessex neighbourhood between Didsbury and Carstairs. The move came during the commission’s Jan.

The Mountain View County municipal planning commission (MPC) has approved a subdivision application for a property in the Wessex neighbourhood between Didsbury and Carstairs.

The move came during the commission’s Jan. 17 regularly scheduled meeting in council chambers.

The application is to create a 13.82 acre subdivision from a 74.54 acre parcel located at NE 29-30-1-5.

“This is a proposal to subdivide a developed residential site that is fragmented by a large coulee from the balance of the title and consolidation of the remainder of the title with the quarter to the north,” county planner Tracey Connatty told the board.

An initial application in 2016 for the property was for a country residential parcel encompassing the developed yard, members heard.

“During the review of the application it was realized that the existing approach and driveway was on adjacent private land and not part of the road right of way. The applicant had to work with Alberta Transportation to rectify the situation.

“The original proposal also could not be supported by administration as the property is within the agricultural preservation area according to the municipal development plan and the quarter had been previously subdivided, therefore, the applicant amended the application to the current configuration.”

The coulee area is utilized for livestock pasturing in conjunction with the quarter section directly to the north of this property, members heard.

“The proposed parcel has legal and physical access and access to the remainder can be accomplished through the consolidation of the remainder with the quarter section to the north.”

The approval comes with a number of conditions, including that the “applicant shall provide a 30 metre-wide service road right of way perpendicular to and across the highway frontage of the parcel to be created.”

Administration was in support of the subdivision application presented to the MCP.
