Commission OK's subdivisions in three divisions

The commission approved a subdivision to create a one-acre parcel within SE 34-33-1-5 in Division 7.

The subdivision is to create a farmstead parcel on a fragmented lot. The existing parcel size is 53 acres in the Netook rural neighbourhood northeast of Olds.

“The subject quarter is surrounded by agricultural zoned land,” administration said in a briefing note to the commission. “Five of the surrounding quarters are currently unsubdivided. Three of the surrounding quarter sections currently have two titles, two of which were created as fragmented parcels due to the location of the CP rail line and Highway 2A. There are also a total of eight residential sites surrounding the proposal.

“The proposal encompasses an existing residential site that contains a dwelling with attached garage and a farm building.”

The commission approved a second subdivision in Division 2 at NE 2-30-4-5 in the Dogpound rural neighbourhood.

The subdivision will create a 2.52-acre parcel in an existing 160-acre parcel located about two kilometres east along Highway 580 and one kilometre north along Rge. Rd. 41.

“The proposed subdivision consists of 2.52 acres that has been re-designated by council on March 29 to country residential,” administration said. “This area of the county is used primarily for agricultural purposes, being mostly farm land and presents moderate slopes in a direction to the existing unclassified/unnamed seasonal waterbodies present in this area that are tributaries to the Dogpound Creek located farther east.”

The commission approved a third subdivision in the Wessex rural neighbourhood outside Carstairs at NW 25-30-2-5.

The subdivision will create a new agricultural parcel that contains two existing dwellings. The existing parcel size is 160 acres.

“The families plan to continue to reside at this location and want to keep the dwellings that are there now,” administration said. “When considering the configuration of the proposal the applicant wanted to ensure crop land within the eastern part of the quarter remains intact. Most of the land outside of the developed yard site within the proposed parcel is utilized for livestock pasturing.”

The commission also approved a development permit for a proposed accessory building (warehouse/manufacturing facility with office) for industrial storage and warehousing and industrial manufacturing/processing general with commercial retail sales.

The facility is located in the Rainbow Highway Industrial Park south of Carstairs, at S 23-29-1-5, plan 0612508, block 1, lot 3.

“This company will be manufacturing post frame buildings,” administration said.

The approval comes with a number of conditions, including the following: The proposed accessory building shall not be used for residential purposes; the landowner will comply with the South Carstairs area structure plan and business, commercial and industrial design guidelines; and the applicant shall obtain and adhere to a roadside development permit from Alberta Transportation.

The MPC is made up of county councillors and appointed members of the public. It is currently chaired by Gerald Ingeveld.
