Council OK’s re-designations

Mountain View County councillors have approved two land use re-designations, both in Division 5. The move came by way of motion during the recent regularly scheduled council meeting.

One approval saw the re-designation of 78 acres in the McDougal Flats rural neighbourhood from agricultural district to agricultural district 2.

The property involved is located about five kilometres northwest of the Town of Sundre at SW 14-33-6-5.

“This application proposes to re-designate the eastern portion of the subject quarter to agricultural district in order to subdivide the property into two more or less even areas,” administration said in a briefing note to council. “The western portion will remain agricultural district as it will be greater than 79 acres as per the land use bylaw regulations.

“The proposed area is undeveloped and used as farmland and pastureland. While the proposed remaining west half is developed containing a main yard site with a second dwelling. There are no environmentally significant areas and no wetlands identified within the subject quarter.”

The proposal was circulated to eight adjacent landowners and referral agencies, and no letters of objection were received, council heard.

Meanwhile, councillors approved a re-designation of 38 acres in the Eagle Hill-Westward Ho rural community approximately two kilometres east of Sundre, at SE 1-33-5-5.

“The main purpose of this application is to reduce the existing northern half parcel from 78 acres to 38 acres. As such this remaining western area in the northern parcel, consisting of 38 acres requires appropriate land use designation in order to be considered with the southern half parcel.

“To accomplish this, as required by the municipal development plan and in accordance with the regulations of the land use bylaw, the applicant is proposing to re-designate 38 acres from agricultural 2 district to agricultural district. A desktop review of this proposal concludes that there are no outstanding technical issues.”

Councillors also gave first reading and set hearing dates for three other proposed re-designations.

One proposal is for lands within SE 31-33-2-5, which would re-designate 40 acres from agricultural district to agricultural district 2. The property is located in the Hainstock rural community approximately 15 kilometres northwest of the Town of Olds along Rge. Rd. 25.

A second proposal is for lands within SW 34-29-2-5, which would re-designate nine acres from agricultural district to residential farmstead district. The property is located in the Jackson rural neighbourhood.

A third proposal is for lands within SE 33-31-4-5 in Division 4. It would re-designate about six acres from agricultural district to residential farmstead district in the Harmattan rural community.

Councillors set Sept. 25 as the public hearing date for all three proposed re-designations.
