County sets hearing dates

Mountain View County council has given first reading to a number of proposed re-designations in the municipality and set the related public hearing dates. The moves came by way of motions during the recent regularly scheduled council meeting.

The moves came by way of motions during the recent regularly scheduled council meeting.

One proposed re-designation involves a property in the Division 2 Dogpound neighbourhood (at SE 8-29-3-5) and involves a change from agricultural district to country residential district.

“The landowner wishes to subdivide the residential site from a previously undivided quarter section,” administration said. “The proposal is predominantly surrounded by agricultural district zoned land. The surrounding subject quarter there are several residential sites, many of which are concentrated in the quarter section to the southwest.
“A goal of the Dogpound area structure plan is to direct residential development to lower capability agricultural land.”

There is an unclassified creek that runs from the proposal area northward and exits at the northeast corner of the subject quarter, council heard.

“This creek eventually drains into the Dogpound Creek, located 2.5 kilometres to the northwest.

Council set the public hearing date for Sept. 12.

Another proposed re-designation involves 126 acres in the Division 6 Eagle Hill-Westward Ho neighbourhood (at NE 10-33-4-5) and involves a change from agricultural to agricultural 2 district.

The purpose of the re-designation would be to create a new smaller agricultural parcel to sell.

“There is a natural gas pipeline adjacent to the southern boundary of the quarter and a natural gas well,” administration said. “There is an oil lease road servicing the well that is adjacent to the southern boundary. The property is surrounded by agricultural uses and some residential sites. In the northeast corner of the quarter east of the developed county road is a communication tower.”

Councillors set the public hearing date for Sept. 26 in council chambers.

Another proposed re-designation involves 40 acres in the Division 4 Fallentimber neighbourhood (SW 4-31-5-5) and involves a change from agricultural district to agricultural district 2.

The proposal is for subdivision in order to create a first parcel out approximately 16 kilometres northwest of the Village of Cremona.

Two letters of objection to the proposal have been received by the county.

One proposed re-designation involves a property in the Division 2 Water Valley-Winchell Lake neighbourhood (at SW 7-29-4-5) and involves a change from agricultural district to country residential district.

“The subject property is undeveloped and currently in farmland use,” administration said. “There is no oil and gas activity in the subject property. Surrounding land uses are predominantly agricultural in the form of large- and small-scale agricultural operations.”

Another re-designation involves a proposed change from agricultural district to country residential district in the Division 4 Bergen neighbourhood (at 36-31-6-5) and involves a first parcel out of a previously unsubdivided quarter section.
“The subject property is undeveloped and is currently used as farmland with a larger portion that is treed and open pasture,” administration said. “No oil and gas activity is on the property. Natural gas pipelines are in the vicinity area.”

The county has received two letters of concern about the proposed re-designation.
