Hutterite permit OK'd

The Mountain View County municipal planning commission has approved a development permit application for the proposed new May City Hutterite colony in the Reed Ranch community east of Olds.

The Mountain View County municipal planning commission has approved a development permit application for the proposed new May City Hutterite colony in the Reed Ranch community east of Olds.

The approval came during the commission's recent regularly scheduled meeting.

The property involved is located at SW 10-33-27-4 along Rge. Rd. 273 and one mile north of Highway 27. It covers a total of 158.97 acres.

The owner and applicant is the Hutterian Brethren Church of Valleyview. Once it is occupied the new colony will have between 50 and 70 residents.

The permit approval is for dwelling -- multiple units, accessory buildings – kitchen and laundry, educational services – school, religious assembly – church, agricultural processing – canning kitchen, agricultural support services/industrial, manufacturing and processing – shop addition with attached utility building.

The project value is $1.8 million.

The multi-unit dwelling (eight multiple units containing four dwelling units per building) totals 56,320 square feet, the church 3,780 square feet, the kitchen 8,100 square feet, the laundry/kindergarten 1,620 square feet, the canning kitchen 7,200 square feet, and the shop addition 42,000 square feet.

“The applicant is applying for multiple structures in order to facilitate a new Hutterite Colony,” administration said in a briefing note to the commission.

“The subject property contains split zoning with both agricultural and direct control districts. The proposed development is located on the direct control zoned area of the subject property. The direct control area was approved in June 2008.

“To date Mountain View County has not received any comments or objections regarding the proposal.”

Administration said it can support the proposed development as the application meets the requirement mentioned within the direct control regulations established for the SW 10-33-27-4.

“Administration recommends conditions to ensure the regulations within the direct control district are met.”

Conditions of the approved permit included the following:

• If the development authorized by a development permit is not completed within 36 months from the effective date of the permit, such permit approval ceases and the permit itself is deemed void, expired and without effect, unless an extension to this period has been previously granted.

• The structures shall not be constructed over an easement or utility right-of-way; the applicant/owner is responsible for contacting Alberta-One-Call.

• Permit approval is conditional to information supplied on the application form and submitted site plan. Any additional structures or uses will require additional permits.
