Co-op development permit approved

The Mountain View County Municipal Planning Commission has approved a permit application for a $3.7 million development by Westview Co-operative Association in the Netook Crossing business park east of Olds.

The move came during the commission’s recent regularly scheduled meeting in council chambers.

The property involved is located adjacent to the south side of Highway 27 approximately 750 metres west of Highway 2.

“The applicant intends to build a retail store and four additional gas pumps to complement the current land use, which is a cardlock,” administration said in a briefing note to council.

“In addition to selling petroleum for consumer use, the applicant intends to sell typical convenience store items such as confectionaries and beverages, as well as provide services such as propane for personal bottling and automotive use.”

There will be approximately 15 employees and client visits will typically average about 2,000 per week, members heard.

“There will be parking for small vehicles on the west and south sides of the building, as well as a loading stall for delivery on the east side. This new development may reduce parking availability for semi-trailers, as they currently use the northern part of the lot where the retail store is proposed to be located. However, there is space around the card lock on the southern part of the lot which should be sufficient.”

The approval comes with a number of conditions, including that “positive drainage shall be maintained on the subject property in according with grading plan and drainage requirements.”

Industrial storage permit approved

Meanwhile, the commission has approved a permit application for a proposed industrial storage and warehousing development southeast of Carstairs.

The approval also came during the commission’s June 7 meeting.

The property involved is located in the Schlumberger Industrial Park west of Highway 2 and east of Rainbow Road at E 23-29-1-5.

The development will include four accessory buildings.

“The applicant is planning to store and use recycled plastic to create new decorative fencing, docks, and deck building materials,” administration said in a briefing note to the commission.

“They will also be manufacturing concrete fences on site. The related materials stored on the site for the business will be vinyl fence, composite deck, concrete fence panels, boxes of processing plastic commodity.”

One of the buildings will “contain the baler, the concrete plant, the grinder and shredder and the control room. This building will be adjacent to the loading dock to increase ease of access for loading and off-loading sea cans with finished products. Other equipment used on the premises will be forklifts, mini-batch plant, router, and saws.”

There will be no more than 10 employees and five vehicles related to the business, members heard.
