Land use changes coming to council

The multi-stakeholder committee overseeing proposed changes to Mountain View County's land use bylaw has wrapped up its work and sent the changes to council for possible first reading Jan. 22.

The multi-stakeholder committee overseeing proposed changes to Mountain View County's land use bylaw has wrapped up its work and sent the changes to council for possible first reading Jan. 22.

The committee was formed last year in an effort to streamline and condense the land use bylaw.

The changes recommended by the committee include the following modifications to the dwelling density regulations:

ï Outside growth centres and hamlets, the maximum number of dwelling units per quarter shall be four.

ï The maximum number of dwelling units on parcels less than 70 acres shall be one.

ï The maximum number of dwelling units on parcels greater than 70 acres shall be two.

ï Secondary suites are not considered a dwelling unit and shall not exceed the size of the principal dwelling on site.

ï In cases where there are four dwelling units located on a quarter section (inclusive of all parcels) no new subdivision shall be created and no new development permits shall be issued for additional dwellings.

Other proposed changes to the bylaw include regarding subsidiary occupations state that "reference to subsidiary occupation level 1, 2 and 3 has been changed to business - home office, business - home based, and business ñ contractors. Businesses that the county feels will negatively affect neighbouring properties will no longer be permitted.î
