MOUNTAIN VIEW COUNTY - Mountain View County's municipal planning commission (MPC) has granted an 18-month subdivision time extension for the development of a business park in the Netook area of the county east of Olds.
The move came by way of motion at the commission’s Dec. 5 regularly scheduled meeting, held in person and online.
Approval of the subdivision within the NW 35-32-1-5 by the MPC took place on Dec. 7, 2023. The approval was for an industrial subdivision Phase 1 consisting of 10 industrial lots, two public utility lots and an internal subdivision road right-of-way.
The approval was valid for one year, until Dec. 7, 2024. The applicant submitted a letter last month requesting an 18-month extension to meet outstanding conditions of approval.
“The request for an additional 1.5 years would allow the landowner to finalize the subdivision approval,” administration said in a briefing note to the commission.
Under the land use bylaw, section 5.8, subsection 7, the MPC has the authority to consider the time extension beyond one year; the commission does not have the authority to change or amend the conditions that were approved in 2023.
The county’s planning and development department was in support of the timeline extension.
In the letter to the commission, the applicant said a lot of work has already been done in support of the subdivision.
“Market conditions are not overly favourable at this time, primarily due to the main lot development, Noble Equipment, which already needs to secure an interim location within Mountain View County as the subdivision was not ready in time to support their move from the town of Olds,” said Dan Gilbertson, senior project manager with applicant Aptus Engineering Ltd.
“The development of NW35 is still intended to continue however, as a vast amount of work has already been completed in support of the subdivision.”
