Mountain View County hikes land acquisition price for roads

County will now pay $5,900 per acre as compensation for road widening, extra road widening, right of entry, borrow pits, crop damages and land disturbances

MOUNTAIN VIEW COUNTY - Council has approved an increase to Mountain View County's land acquisition and disturbance for road construction price.

The move came by way of motion during the Jan. 15 council meeting, held in person and online.

Under Policy #4017, administration must bring the county’s landowner payment schedule before council for review every year.

This year administration recommended an increase of $600 per acre.

“Operational services inquired with the county’s assessment services department for 2024 land sales data,” chief administrative officer Jeff Holmes said in a briefing note to council. 

“Based on this assessment data, the average sales prices in 2024 was $5,936.30 per acre and the median sales rate was $5,726.08 per acre.”

The average price increased $632.97 per acre from 2023, while the median price increased by $536.42 per acre, he said.

Based on the data collection, administration recommended that the land purchase price be increased from $5,300 to $5,900 per acre.

Council carried a motion increasing the price from $5,300 to $5,900.

Under Policy #4017, the county compensates landowners for the acquisition and disturbance of land required for road construction.

“The purpose of this policy is to allow Mountain View County to purchase land for road construction and to compensate landowners for damages as a result of road construction and other related activities,” the policy states.

Under the policy, items the county compensates landowners for include road widening, extra road widening, right of entry, borrow pits, crop damages, and land disturbances.
