MOUNTAIN VIEW COUNTY - The county’s municipal planning commission approving authority has approved an amended development permit for a proposed industrial storage and warehousing facility in the Schlumberger Industrial Park south of Carstairs.
The approval of the $300,000 project came at the commission’s recent regularly scheduled meeting in council chambers.
“The applicant is planning to store and use recycled plastic to create new decorative fencing, docks, and deck building materials,” administration said in a briefing note to the commission.
“The related materials stored on site for the business will be vinyl fence, composite deck, concrete fence panels, and boxes of processed plastic commodity.”
The permit also allows for an office, five accessory buildings – covered structures and three signs.
“The southern proposed building will contain the baler, the concrete plant, the grinder and shredder, and the control room. This building will be adjacent to the loading dock to increase ease of access for loading and off-loading sea cans with finished products.
“Other equipment used on the premises will be forklifts, mini-batch plan, router and saws.”
The proposed accessory building will be built within the setbacks on the northerly side and easterly rear yards of the property to give the applicant and employees reasonable room to manoeuvre larger trucks throughout, members heard.
“The loading dock is a concrete pad, with no permanent structures on it.”
The original approval allowed for four accessory buildings and one sign.
The approval comes with a number of conditions, including the following:
• Prior to any landscaping being performed, the applicant, landowners and/or operator must contact the relevant utility holders to determine all right-of-way setbacks and landscaping requirements and/or restrictions for use within the area identified as utility rights-of-way on the registered plans.
• The applicant, landowner, and/or operator shall organize the storage on the lot so that it is orderly. Neat and orderly appearance shall be to the satisfaction of Mountain View County and will be reviewed periodically. Storage of goods not related to the application will not be permitted.
• That the applicant, landowner and/or operator obtain and adhere to a roadside development permit from Alberta Transportation.
The Schlumberger Industrial Park is located west of Highway 2 and east of Rainbow Road on the county’s southern boundary.
The municipal planning commission is comprised of county councillors and appointed members of the public.
