MOUNTAIN VIEW COUNTY - The county’s municipal planning commission (MVC) has approved a development permit for a proposed used car dealership outside Carstairs in Division 1.
The move came by way of motion at the commission’s Jan. 2 regularly scheduled meeting, held in person and online.
The property involved is located on the east side of Range Road 20, one mile south of Highway 580, at SW 31-29-1-5.
The permit is for a contractors business - Pure Spec Auto Sales Ltd. - on a 6.94-acre agricultural district parcel southwest of Carstairs.
“The proposed business is a used car dealership with a maximum of four vehicles for sale on the property at any given time,” administration said in a briefing note to council. “Vehicles will be advertised online only, and viewings will take place on the property, by appointment only.
“The vehicles for sale will be stored within the proposed parking and storage area on the west side of the dwelling (and) will be screened by the existing vegetative visual screening, which including, but is not limited to, shelterbelt lines consisting primarily of mature spruce trees.”
The approval comes with a number of conditions, including the following:
• Derelict vehicles as defined within the county’s unsightly property bylaw shall not be permitted to remain on the property at any time.
• On-side vehicle advertising, manufacturing, repairs, or major modifications shall not be permitted on the property.
• The applicant, landowner and/or operator shall not generate noise, smoke, steam, odour, dust, fumes, exhaust, vibration, heat, glare, or refuse matter considered offensive or excessive to the approving authority.
• The proposed business shall not have more than five vehicles related to the business on the property at any given time, consisting of one personal vehicle used occasionally for business-related errands, and a maximum of four vehicles for sale through the business.
• The proposed business shall not generate more than one customer visit per day, by appointment only.
• No signage have been approved with the permit. Any future signage shall require a permit.
