Although it's a seller's market in surrounding cities, realtors in Sundre say the market is balancing.
“There's a lot of stuff on the market but it's going high, so right now I think it's kind of an in-between market,” said Shirley McHugh, broker at the Century 21 Alta West Realty office in Sundre.
She said the realty market in Sundre compares in some ways to the realty market in larger cities, such as Airdrie and Calgary.
“It is in some ways (a seller's market) here too, maybe not as peaked as theirs is but we are definitely getting multiple offers on a number of properties,” she said.
“July was our best July in our history.”
She said the market last significantly changed in 2009, when “things picked up”.
“It's just been a steady uphill since then.”
She encourages people to buy in Sundre because it's “significantly cheaper” than purchasing homes in larger cities.
“Number one we're a whole lot cheaper than anybody around us, unless you want to go to Caroline,” she said. “And the commuting distance from here is just about like going across the city.”
Sundre also has a variety of affordable single-family homes, she noted, adding the busiest time of year is June and September.
Arlene Hautzinger, realtor at the CIR Realty office in town, also said the market seems to be balancing, but that it could be leaning more towards a buyer's market.
“I don't know that it's either or right now. We seem to have a lot of listings out there so it would indicate to me that could be a buyer's market very strongly,” said Hautzinger.
“We have so many listings out there that the buyer has a lot of choice. And with choice you can bargain.”
She said the busiest time of year is spring and early summer. She encourages people to buy in Sundre and believes there's a good market in Sundre this year.
“First of all its location is absolutely fantastic. You know, just at the start of the foothills of the mountains. We have so much recreational stuff, the beauty is great, the people are great and there's lots of business opportunities out here.”
