Sundre Hills area structure plan bylaw receives first reading

SUNDRE — The municipal council has given first reading of a bylaw for the new Sundre Hills area structure plan and set a public hearing date at the end of June.

The bylaw is intended to implement the new area structure plan for two bareland quarter sections in Sundre’s northwest.

The lands are located directly east of Highway 22 to the south of Twp. Rd. 332 and west of Centre Street North, or the James River Road.

The proposed plan aligns with the town’s municipal development plan as well as the parks and open space plan, reads background information in council's agenda package for the May 16 meeting.

The municipal development plan identifies the lands for future residential, commercial and public/institutional development.

Any developers who are subdividing and/or developing any parcels of the described portion of land, will be required to build to urban standards, pay special area assessments as well as offsite levies and also be required to connect to municipal services.

Future land uses will be established through a separate re-designation process, or a land-use bylaw amendment, for compatible residential, commercial and public/institutional developments.

Council proceeded to carry a motion as recommended by administration to give first reading to the bylaw to adopt the Sundre Hills area structure plan as well as to set a public hearing for June 27.
