Commission approves building permits

Mountain View County’s municipal planning commission has approved development permits in Division 4 and Division 6. The moves came during the commission’s recent regularly scheduled meetings in council chambers.

Mountain View County’s municipal planning commission has approved development permits in Division 4 and Division 6. The moves came during the commission’s recent regularly scheduled meetings in council chambers.

One permit is for a proposed dwelling, secondary detached and attached garage with dwelling, secondary suite in the Harmattan rural neighbourhood.

The property involved is located about one kilometre south of Twp. Rd. 22 on the west side of Rge. Rd. 42. The property is adjacent to Highway 22 on the northwest corner.

The $1,000,000 project includes a 3,000-square-foot proposed building size.

“The northerly portion of the parcel includes a treed area and the proposed development will be located along the border of this undeveloped area,” administration said in a briefing note to council.

“The existing developed yard site is located within the northeasterly portion and the reminder of the parcel is undeveloped agricultural lands.”

The applicant included a letter of intent that states the location of the proposed development does not impact current agricultural operation and will utilize the existing approach to the property off Rge. Rd. 42.

“The proposed placement of the second dwelling would allow the longtime residents of the existing house to remain with the privacy they have enjoyed for many years. The applicant’s family farm is adjacent to the subject parcel and therefore the proposed development would allow the applicant to build on their own property while residing adjacent to the family farm.”

The second permit is for a proposed business, home based (Beef and Greens Farm) with existing accessory buildings and a rear yard setback relaxation.

The property involved is located in the Westcott rural community approximately one kilometre south of the intersection of Highway 582 and Rge. Rd. 33 on the west side within a multi-lot subdivision.

“The applicant has stated that the business will operate mainly May to October with no client visits to the site at any time,” administration said. “The business is a direct sale of garden produce grown on-site as well as prepackaged meat that the landowners will collect off-site and store in freezers on-site.

“The product is then delivered to the customer or sold off-site at farmers markets. The only employees are the applicants who reside on the parcel.

“The applicants have stated exterior impacts are limited to the activity within the garden such as rototilling, and there is no sign or business-related vehicles included in the application.”

A third permit was approved for a proposed dwelling, modular and accessory building-garage with two additions. The property involved is in the Eagle Hill/Westward Ho rural community southeast of Sundre, at SW 34-32-5-5.

"The applicant has submitted additional information from the Modular Housing Association Prairie Provinces verifying the proposed dwelling meets CSA A-277 specifications that identify the dwelling unit as a modular dwelling type," administration said.

"To ensure the proposed development meets the standards of the development agreement, the applicant has included an addition to attach the garage, and a four-season room addition on the northwesterly side of the dwelling.

The commission also approved a subdivision application to create a 2.5 acre parcel within SE 14-32-2-5 for a new country residential parcel. The property is located in the Westerdale rural neighbourhood in Division 7.

The commission is made up of county councillors and appointed members of the public.
