Commission approves subdivisions

The Mountain View County municipal planning commission approved two subdivisions at its recent regularly scheduled meeting in council chambers.

One subdivision will create a 40.17-acre parcel in the Fallentimber rural community approximately 16 kilometres northwest of Cremona along Twp. Rd. 310 (at SW 4-31-5-5).

The application is to create an Agriculture 2 district first parcel out of a subdivision that is within a previously un-subdivided quarter.

“This proposal is consistent with the provisions of the Municipal Development Plan and the regulations of the land use bylaw,” administration said in a briefing note to the commission.

“As required the geotechnical assessment reports have been submitted and determined to be sufficient in support of this subdivision.”

One nearby resident provided a letter of objection to the proposal.

“The landowner indicated non-support for the proposal for the following reasons: the legitimacy of the reasons of the proposal; in the future this subdivision will be further subdivided; impact of Fair Creek if a culvert is required.”

Another nearby resident provided a letter of concern “with respect to assurance that the existing access agreement and subsequent amendments would have to be completed by the applicant at his own expense.”

In response, the applicant indicated the proposal is “aligned with county policies, the proposal is not for financial gain, there are two culverts with no disturbance of the Fair Creek, and information of proposed vehicle crossing has been obtained from Alberta government.

“Accordingly, a 36 inch culvert or a bridge is acceptable to the rules and regulations provided in the Water Act Code of Practice.”

The approval comes with a number of conditions, including that the applicant “shall construct/upgrade approaches from the municipal road to the proposed and residual lots. All new and existing approaches shall be constructed/upgraded in accordance with the construction specifications of Mountain View County.”

Meanwhile, the commission approved a second unrelated application to create a 4.91-acre parcel in the Bergen rural community about 14 kilometres southwest of Sundre (at NW 36-31-6-5).

“The proposed subdivision is compliant with the policies of the municipal development plan, the Bergen area structure plan, and the regulations of the land use bylaw,” administration said.

In other news, the commission approved a development permit application for a dwelling -- single detached, dwelling -- secondary detached, and two accessory buildings in the Hainstock rural neighourhood approximately two kilometres south of Twp. Rd. 340 on the east side of Rge. Rd. 33 (at NW 27-33-3-5).

One of the dwellings will be 4,800 square feet, the second 2,800 square feet. One of the accessory buildings will be a hobby shop and the other a cold storage building.

The approval comes with a number of conditions, including that the accessory buildings will “not be used for business, industrial, or commercial purposes or for residential occupancy.”
