Facility OK'd

The Mountain View County municipal planning commission has approved a development permit for an industrial storage and warehousing facility in the Wessex neighbourhood. The approval came during the commission’s recent regularly scheduled meeting.

The property is located between highways 2 and 2A about one mile north of Rge. Rd. 290.

“Techno Metals Posts Alberta distributes helical piles (screw piles) for foundations and the equipment to drill the helical piles,” administration said in a briefing note to the commission. “The products are delivered on site and re-sold to dealers throughout Alberta and B.C. The goods will be unloaded (at the site) from delivery trucks with forklifts or loaders and stored on site. Clients will come and pick up the product with trucks and trailers.”

The approval also allows for an accessory building with an office space separate from the storage and manufacturing area.

“The applicant has included the required number of parking stalls for industrial storage and warehousing and industrial manufacturing/processing, general and office uses.

“At this time no manufacturing will occur on the site but the client does intend to expand at a later time. Therefore, the manufacturing of the screw piles has been included in this application. This (manufacturing) would be conducted within the warehouse area.”

The permit comes with a number of conditions, including that the landowner will comply with the South Carstairs area structure plan and that there shall be no residential occupancy within the accessory building.

Meanwhile, the commission approved a development permit for a separate industrial storage and warehousing facility in the same business park between highways 2 and 2A.

“The subject property will be used to store highway material associated with the business,” administration said. “Items include industrial guardrail material.”
