Mountain View County council has approved land use bylaw re-designations in divisions 1, 3 and 7. The moves came during the recent regularly scheduled council meeting, with all councillors in attendance.
One re-designation is from agricultural district to residential farmstead and involves 13.56 acres in the Jackson rural neighbourhood in Division 1, at NW 12-30-3-5.
The proposed parcel encompasses a farmstead site and the balance of the quarter is utilized for agricultural production, council heard.
“This is a proposal to remove the first parcel from a previously unsubdivided quarter section,” administration said in a briefing note to council. “The proposed parcel is intended to create a farmstead parcel that encompasses the farmstead for the property as well as a shelterbelt and related ancillary structures.
“The applicant decided to apply for a parcel that is larger than 10 acres because this would include a portion of pasture land along the eastern side of the proposal. The topography in this area makes it difficult to include it in the cultivated land on the remainder and is best managed with a farmstead.”
There is an unclassified creek according to Alberta Environment data that runs parallel to the western boundary of the proposed parcel and terminates at the western side of the quarter, council heard.
A second re-designation is from agricultural district to residential farmstead district and involves 10 acres in the Rosebud neighbourhood, at NW 5-32-28-4.
“The applicant would like to subdivide an existing residential site from an unsubdivided quarter to sell,” administration said.
The subject land is located north of the intersection of Twp. Rd. 320 and Rge. Rd. 285, about 19 kilometres southeast of Olds.
“The topography for the subject quarter is slightly more elevated in its southwest corner and gently declines moving to the northeast, where the unclassified creek is found. The proposal itself is relatively flat, except towards its eastern boundary where it slopes down.”
A third re-designation is from agriculture district to agriculture district 2 and involves a property in the Division 7 Hainstock rural community, at SE 10-33-2-5.
“The purpose of this application is to subdivide a first parcel out that is within a previously unsubdivided quarter section. The proposal is found in the agricultural preservation area and a review concluded that the proposal is compliant with the municipal development plan.”
Councillors also gave first reading and set public hearing dates for two other proposed re-designations. One involves a proposal for subdivision of first parcel out at SW 14-33-6-5 in the McDougal Flats rural neighbourhood west of Sundre.
The other calls for a subdivision to consolidate 38 acres with a 116-acre parcel in the Eagle Hill-Westward Ho rural community, at SE 1-33-5-5.
Hearing dates for both applications were set for Aug. 28 in council chambers.
