Miller Meadows area structure plan approved

Olds council has approved the latest area structure plan (ASP) from Enzo Developments for the Miller Meadows land development after holding a public hearing on the matter.

Olds council has approved the latest area structure plan (ASP) from Enzo Developments for the Miller Meadows land development after holding a public hearing on the matter.

The 40-acre parcel of land is in the south end of town, off 57th Avenue, bordered by 60th Street and 53rd Avenue.

The new ASP is replacing the one that was approved back in 2008; this was the third attempt at amending a new ASP.

Previous ASPs were rejected due to a population density that nearby residents said would have been too high.

“What we have accomplished is a community that offers a diversity of housing types, significant increases in parks and green spaces for citizens to enjoy,” said Doug Bender of Enzo Developments.

The new ASP boasts 3.98 acres for low-density residential districts (R1), 5.78 acres for general residential districts (R2), and 15.6 acres for medium-density residential districts (R3).

For the R3 apartment developments there is a 32-foot height limit and a maximum of 12 dwelling units per building.

During the public hearing, council heard concerns from Richard Bodner who lives north of where Miller Meadows will be.

“That density is still there,” said Bodner. “I think this is up to council because I can make suggestions on that, I think the density is still there and we’ll see what happens in a few years.”

After the public hearing was closed council gave second and third reading to the bylaw and voted to approve it.
