Realtors in Sundre say the market is balancing.
Debra King, office manager for Maxwell Capital Realty said there were about 40 Multiple Listing Service (MLS) sales in Sundre last year, totalling a value of roughly $1,000,000.
ìRight now it seems to be a seller's market,î she said.
ìBut it doesn't mean that's what it's going to be down the road,î she said, adding that the market might balance.
Shelley Kohut, associate broker with Remax iRealty Innovations, said she sees signs that the market that is balancing.
According to Calgary Real Estate Board statistics, when it comes to residential sales in Sundre, the average list price in 2012 was $272,700, said Kohut.
The average sold price was $264,117, she said.
ìThe final selling price ended up being three per cent less than the list price for Sundre residential,î she explained.
The average days on the market were 101 and the total of 46 MLS residential sales added to $12,149,382.
There was only one commercial sale last year, she said.
From January to March last year, there were five MLS sales, with an average home of three bedrooms and two bathrooms sold.
This year, there have been nine MLS sales, with the average home containing three bedrooms and one bathroom, she said.
ìLast year we had less sales, but we were selling more expensive homes. This year we're selling the first-time buyer homes,î she explained.
ìOur first-time buyer market has really strengthened and last year the strength in the market was the newer home and the more modern home.î
Potential buyers and sellers were invited to Sundre's 1st Annual Home Fair last Thursday, March 21 at the Elks Hall. Sponsored by CIR Realty, organizers gathered representatives from service providers commonly needed when buying or selling real estate.
Lawyers, home stagers, home inspectors, appraisers, bank representatives, mortgage brokers, builders and realtors were available to provide information.
