Town waives $251,826.48 in fees to MVSH for new facility

Town of Sundre officials have waived approximately $251,826.48 in fees to Mountain View Seniors' Housing (MVSH) for its new seniors' facility in town. These fees include $220,327.

Town of Sundre officials have waived approximately $251,826.48 in fees to Mountain View Seniors' Housing (MVSH) for its new seniors' facility in town.

These fees include $220,327.73 for offsite levies, $1,150 for a subdivision application, and $1,500 for a Land Use Bylaw amendment application, according to Erin O'Neill, the town's manager of planning and development.

As well, council waived development permit fees, engineering review fees to a maximum of $2,500, and any legal fees for the development permit application, during the council meeting on May 5.

Town officials estimate the development permit fees to amount to $26,348.75.

To date, engineering costs to review the development permit amount to $6,521.04. Town officials believe the total engineering costs will not exceed $10,000.

As well, town officials anticipate that no legal costs will be incurred for the development.

O'Neill said administration officials did not budget to receive the development permit fees for the facility.

“It should be noted that MVSH will also require building, plumbing, electrical and gas permits,” O'Neill reported to council. “Administration has advised MVSH that these permit fees cannot be waived as the service is contracted to Superior Safety Codes.”

Town officials estimate the building permit fees to amount to $114,887.50 – plus four per cent for safety codes council, which would be $4,595.50 – for a total of $119,483.

Town officials were not able to estimate the application costs for plumbing, electrical or gas permits.

“Administration recommends that the development permit fees of $26,348.75 be waived, any legal fees be waived, and engineering fees to a maximum of $2,500 also be waived,” O'Neill reported to council. “As such, MVSH will incur an estimated amount of engineering fees of $7,500.”
