A decision on what layout will be used for a new subdivision in the Napoleon Lake area has been delayed.
The town presented four layout options for Lot 93 and a portion of Lot A, which included a combination of two different residential single-family dwelling lot sizes (both over 50 feet wide), to the public at an open house last month. The area to be developed is bordered by 60th Avenue on the west and 50th Street to the north.
The goal was to gather feedback from the public and to choose one of the options by April 15. But director of planning and development Craig Teal said the decision will be delayed.
There will be some engineering work required at the site before they can choose a layout design, he explained.
“In part, that relates to the previous excavation done on the site,” he said “We're going to get a better handle on that and see whether or not if it's cost effective for us to still work with that area or whether or not we should modify one of the four designs.”
The excavation area takes up a good portion of the east side of the site. The town may decide not to build lots on that area if it proves too costly, Teal said. In that case, the focus of development would be on the west side of the site and less lots would become available. The original options proposed between 35 and 42 lots.
Teal said last week there would be a report presented to town council on that matter at this Monday's council meeting. The development of that site also depends on proposed amendments to the town's municipal development plan, amendments to an inter-area structure plan and a rezoning, all of which were to be brought before council on Monday night, he said.
