Resident wants to see a fourplex on property

A Penhold resident is flush with optimism after council passed first reading of a plan to intensify the zoning on an area at Minto Street and Fleming Avenue during its regularly scheduled council meeting May 27.

A Penhold resident is flush with optimism after council passed first reading of a plan to intensify the zoning on an area at Minto Street and Fleming Avenue during its regularly scheduled council meeting May 27.

Wendy and Randy Kroetsch have been trying to sell the two lots for years without any success, but the new zoning would allow for fourplex construction.

“Right now it's kind of an eyesore,” Wendy said. “It's perfect for a fourplex.”

The lot lines are set on an angle to the street on land zoned R2 - General Residential District until council voted to re-designate the parcels R3 – Multiple Unit Residential District.

“It'll just make the whole block a nicer place,” she said. “I feel hopeful.”

George Smith, a realtor with Royal LePage in Red Deer, said he's had a lot of interest expressed in the property, but specifications kept potential buyers from signing on the dotted line.

“They can't do anything with it,” he said. “The buyers that I have for it they have projects for it. We just have to make it fit.”

Mayor Dennis Cooper said because the plan would require an amendment to the Land Use Bylaw, three readings can't be done within a single meeting and a public hearing must be held.

Council voted to set June 10th at 5:45 p.m. as the time and date for the public hearing to take place.
