Land use bylaw amendments and subdivision approvals needed to have the manufactured home park destined for the new Oxford Landing development in Penhold go ahead were completed during the Sept. 10 council meeting.
A public meeting was held before the regular council meeting to receive any public input into changing the designation on the lands needed from urban reserve district to manufactured home residential district. No members of the public came to the meeting to give feedback and council heard no correspondence was received.
The land is located east of Highway 2A and north of Highway 42.
Second and third readings of the bylaw, which amended the Land Use Bylaw, were passed unanimously by council, with Coun. Kathy Sitter absent.
Later in the meeting council voted to recommend to Parkland Community Planning Services that a subdivision application for the area be approved.
“This will create the parcel,” said Tricia Willis, Penhold's planning and development officer.
Willis told council that there is a requirement 10 per cent of the land be given over to municipal reserve and the subdivision application includes that. The application would create one residential parcel, one public utility parcel, one municipal reserve parcel and one remainder parcel.
“They've taken care of everything they owe now,” Willis said of Melcor Development's municipal reserve obligations for the parcels.
The manufactured home park is just one part of the Oxford Landing plan. The outline plan shows intentions to have a variety of single family dwellings, including narrow lots with attached garages, a multi-family dwelling area, green space and a commercial area.
At full build-out the development could add over 1,000 people to Penhold's population, according to statistics given to council previously.
