The Mountain View County municipal planning commission has OK’d a development permit for an existing riding arena and for a proposed second riding arena on a rural property in the Dogpound rural neighbourhood in Division 1.
The move came by way of motion at the commission’s recent regularly scheduled meeting in council chambers.
The permit is for riding arenas adjacent to Rge. Rd. 32 and about two kilometres south of Highway 580 at NE 27-29-5-3.
The owner of the $125,000 project is Rocky Six Ranch Ltd. and the applicant is William Stewart.
“In 2017, the landowners obtained approval for the existing riding arena to allow for public occupancy,” administration said in a briefing note to the commission. “Recently, the landowner has had an opportunity to expand the business operations to include one additional riding arena.
The existing permit will be void and replaced by the new permit.
“This development permit will capture the previous approval of the riding arena as well as the proposed expansion of both the business operations and the facility buildings.”
The permit will allow the riding arenas to be used every day, year-round, from 9:30 a.m. to 9:30 p.m. with up to eight employees including the applicant.
“Administration has not received any concerns or complaints regarding the business operations on the subject parcel.”
The permit comes with a number of conditions, including the following:
• No camping shall be permitted on the site at any time.
• Use of the two riding arenas for industrial/commercial or residential purposes is not permitted.
• The applicant shall obtain an event permit prior to hosting any events on the subject property.
• Any future expansion will require the issuance of a new development permit.
• The applicant will apply dust suppression in front of the residence located along Rge. Rd. 32 north of the subject property. This shall be completed in consultation with the county’s operations department.
• The business in connection with the two riding arenas shall have a maximum of eight employees and maximum of 100 client visits a week. There shall be a maximum of four business related vehicles as per the business details supplied by the applicant.
The commission is made up of Mountain View County councillors and appointed members of the public. Gerald Ingeveld is the current chairman.
