Industrial storage expansion approved in Eagle Hill, Westward Ho area

MOUNTAIN VIEW COUNTY - The county’s municipal planning commission has approved a development permit for an expansion of an industrial storage and warehousing, outdoor storage facility in the Eagle Hill/Westward Ho area.

The move came during the commission's April 7 meeting, held in person and on Zoom.

The property involved is located southeast of Sundre, half a kilometre east of Highway 760 at SW 34-32-5-5 in Mountain View County. 

The application is for an additional six sea cans and recreational vehicle storage at the 1.64-acre business park district property.

“The application is the result of a complaint in which the applicant has voluntarily applied for this development permit,” administration said in a briefing note to the commission. 

“This application is an expansion to the development permit issue on Jan. 23, 2019 for industrial storage and warehousing - outdoor storage, one office trailer and southerly and westerly setback relaxations to existing sea cans.”

With the issuance of the new permit there will be a total of 10 recreational vehicles and eight sea cans on site.

During the notification process one letter of objection was received, members heard, with the writer raising concerns regarding the arrangement of the sea cans, lighting and screening.

“The applicant has responded that there are no intentions of moving the sea cans once they are in place, that the lights are facing the east and away from the neighbouring houses, and that screening is not feasible at this time,” administration said. 

The applicant’s response letter stated, in part, “Planting trees or putting up a screen along the property is not feasible at this time as the trucks are in and out every day. Also they go into the shop that is located on the house property. If the trucks leave in the future we can revisit a fence but I don’t see that happening in the near future.”

The application was referred to the Town of Sundre and the municipality had no comment, members heard.

The approved development permit comes with a number of conditions, including that the sea cans must be “painted to compliment the surrounding development” and that the “entire site shall be maintained in a neat and orderly manner at all times.”

The commission is the county’s approving authority, made up of county councillors and appointed public members.
